SUBJECT: Final Plat Narrative—Victory Commons
Dear Planning Division Staff:
On behalf of BVA Development and Kuna Victory LLC we are submitting this Final Plat
application with respect to the Victory Commons located at the intersection of S. Meridian
Road (Hwy 69) and E. Victory Road.
Project Details
Victory Commons consists of 12 lots. The lots are served through drive isles with shared access
connecting the site between two major access locations; one on the north side of the site onto
Meridian Road, and on Victory Road on the south end of the site. The subdivision sits on parcels
R5915720013and R5915720021.
Access and Easements
All common drive isles are depicted in the plat as parking lot drive lanes. A cross access
easement is being recorded granting access over the site to all lots within the development. The
drive lanes will meet all city parking lot standards. No common roads or private roads are
proposed in this development. A copy of the recorded instrument for this cross access
easement will be included on the final plat.
A PUID easement currently exists which had been used exclusively by Nampa Meridian
Irrigation District. A portion of that easement is in the process of being vacated, with the
irrigation being rerouted as part of the project improvements. Final submittal of the Vacation
Request will be cc'd to the City of Meridian with a copy sent to the Planning Division.
A Traffic Impact Study was submitted to ITD and ACHD. Design of the project and
improvements are in compliance with both jurisdictions.
Application Request
We are requesting that the plat be accepted and supported by staff for City Council approval.
