To Whom It May Concern:
My husband and I are long-time residents of the Locust View Heights Subdivision. We enjoy the rural
feel of our neighborhood of single-family homes on large lots. Because there is only on entrance/exit to
the subdivision we have very little traffic and most of that is either residents or people visiting someone
in the neighborhood.
It has come to our attention that buyers are interested in the property at 1625 E. Bentley, Meridian, ID.
The interested parties have requested the property be annexed by the City of Meridian with a zoning
change consistent with the City of Meridian Comprehensive Plan. Per a letter from the buyers, the
intent is to use half of for the buyer's business and the other half (the north side of the property) for
some other commercial or residential venture. As you consider various options for this how this
property will be used, we ask you to please keep the following things in mind:
1. This property is very close to the only access point for our subdivision. The streets are narrow
streets and not designed to accommodate heavy traffic. Unless the City of Meridian allows
access off Locust Grove, anyone going to 1625 E. Bentley will have to come into the subdivision
to reach their destination.
2. Given that this property is very close to the homes in the neighborhood a business operating
Monday through Friday from 8AM to 5PM would be certainly be preferred. This would minimize
the impact to the residences at the front of the subdivision.
3. We strongly encourage you to avoid ventures that will bring traffic into the neighborhood at all
hours of the day and night. This would include service stations, mini -marts and multifamily, high-
density residences like apartment buildings.
We enjoy the quiet, rural lifestyle we have in our neighborhood and do not want to see that change.
However, we know change is inevitable and must accept it. We just ask that you consider the impact of
your decisions on the residents of Locust View Heights and as you make your decision, try to protect
the interests of the people that live in the subdivision. Compromise is a virtue seen rarely these days.
We hope this situation will result in a solution the buyers and the residents can feel good about.
