Written Narrative
Challenger Development,Inc.,requests approval of the final plat for Aegean Estates Subdivision
No. 2, consisting of 24 single-family residential lots and 6 common lots on 8.33 acres in an R-4
zone. Aegean Estates Subdivision No. 2 is located south of Five Mile Creek and east of N.
McDermott Road in Meridian.
The gross density of the final plat is 2.88 dwelling units per acre,with a net density of 4.17 dwelling
units per acre. The minimum lot size is 7,790 square feet,with the average property size being
10,436 square feet. Landscaping provided within this phase is 0.86 acre, or 10.42%of the site. A
14-foot-wide gravel maintenance road will be installed as required by Nampa-Meridian Irrigation
District for maintenance of Five Mile Creek.
All proposed streets will be public with 48- and 42-foot-wide rights-of-way. The 48-foot-wide
streets will be improved with a 33-foot-wide street section; 5-foot-wide detached sidewalks and
an 8-foot-wide landscaped parkway. The 42-foot-wide roads will be improved with a 29-foot-
wide street section and 5-foot-wide attached sidewalks. Parking will be restricted to one side on
the 29-foot-wide street section.
Pressure irrigation will be provided by Nampa-Meridian Irrigation District. A pump station is
being installed at the northwest corner of Phase 1 of the property adjacent to Five Mile Creek.
NMID currently has an existing check structure on Five Mile Creek located west of McDermott
Road. NMID will own and maintain the pump station. A secondary source will not be required,
since Five Mile Creek is a year-round waterway. The 100-year floodplain does not encroach into
the subject property along the north boundary. Therefore, no floodplain permit will be required
by Meridian Public Works.
The property was originally annexed and zoned in 2017 (H-2017-0114)under Ordinance
No. 17-1755A. A development agreement was approved as a condition of annexation and recorded
as Instrument No. 2017-116562.
The final plat of Aegean Estates Subdivision No. 2 is in conformance with the approved preliminary
plat and meets all requirements or conditions thereof. The final plat conforms with all requirements
and provisions of the UDC and was prepared in conformance with acceptable engineering,
architectural and surveying practices and local standards.
