Bentley Drive with Community Business (C-C) zoning in order Patrick Malloy,Second District to accommodate a future office building. Ada County supports the proposed Kendra Kenyon, Third District annexation due to the proximity of the site to existing urban services. The proposal is compatible with the Ada County comprehensive plan as Goal 2.2 encourages urban development to be directed to Areas of City Impact where investments in urban services have already been made. The proposed office building, and associated jobs it will bring to the city, is also supported by the Meridian comprehensive plan, as adopted by Ada County. Regarding economic development, Chapter 4 states that Meridian has a goal of "actively supporting existing and new businesses in order to retain and create new jobs, develop regional talent, foster innovation and increase tax base to promote a community that is proactive,responsive and sustainable."Additionally, Goal 4.03.00 is to make Meridian the premier location for business in the region by recruiting and attracting new businesses to the area. The proposal for the property to take all access from Truss Place rather than Locust Grove Road is also supported by Goal 3.06.02D, which calls for minimal curb cuts and access points on collector and arterial streets. Regarding land use, the comprehensive plan currently adopted by the County for the Meridian Area of City Impact designates the site as Low Density Residential, which is intended for single-family homes on large lots at densities of three dwelling units per acre or less. Meridian has since adopted an updated comprehensive plan designating the site as Commercial, within which the proposed Community Business zone and office building would be allowed. Ada County looks forward to working with city staff in the renegotiation and adoption of the updated Comprehensive Plan. Thank you for this opportunity to provide feedback.
