Overland Road Meridian, Idaho 83642 Project Narrative The site is located at 1921 E. Overland Road. This CZC & DES application is for Building A only. All common area landscaping and site work already exist on the site. The overall site design, building orientation, building setbacks, parking lot design, internal parking lot landscaping and elevations were approved with a conditional use permit (CUP-05-017). The perimeter landscaping was approved and installed with the Sagecrest Subdivision (FP-04-019). This is building #6 to be constructed within the seven office complex. (3) buildings are currently completed and with tenants. (1) building was constructed and finished but no tenant. The remaining (3) buildings are to be constructed simultaneously. The complex of (7) buildings share the same architectural vocabulary but are each different. The building encloses 4,248 square feet and is divided for (2) tenants, each with separate outdoor entrances. Bicycle parking is provided at the entrance sidewalk area. The architectural character is based on a small Italian villa. The human scale is respected by typical 9' eaves and maximum 23' height. Materials are clay the roofing, integral color stucco with raised trims and stone base. The building size is small for ease of renting to more clients. The project has previously recei application.
