20013_ CTC Telecom DR & CZC Response letter      Date: July 8, 2020     City of Meridian  Building Department  33 E Broadway Ave.  Meridian, ID 83642     Re: A-2020-0137  We are in receipt of City of Meridian Design Review Comments,reference number noted above,                dated July 7,2020.This document has been routed to our subconsultant group and we are in the                   process of reviewing and responding accordingly.This plan correction response letter should be              reviewed against the resubmittal drawings, enclosed, as a record of our formal response.  In order to make sure that each item is sufficiently addressed,we will be restating your initial review                   correction comment,followed by a formal response.If you have any questions or issues with any of                  our responses,or would like to discuss directly,please do not hesitate to call me directly at                  208-884-2824.Thank you,in advance,for your time and consideration of our plan corrections and                response letter.  Site Plan:  1.Is this a call center where employees will be dispatched to a location to service along with a ​warehouse  and storage yard?   Response:​ Yes, there will be no manufacturing done at this location.    2.The site plan and landscape plan do not match as it pertains to the 20-foot required landscape  buffer on the north along E. Central Drive. The site plan depicts a 17-foot landscape buffer and  a 20-foot landscape buffer is required (see attached redlines). The landscape buffer to the  south looks to be 10-feet on the site plan and 5-feet on the landscape plan.  Response:​ The ​buffer on the north along E. Central Drive has been updated to reflect a 20-foot  landscape buffer. The landscape buffer to the south will remain as 5-feet see updated Site plan  and Landscape plan for clouded revisions.    3.The site plan depicts landscape planters next to the building but the landscape plan does not.  We would like to see planters next to the building to provide more of a pedestrian element to  the building elevations to break up the facades.  Response:​ Landscape planters next to the building will remain with alternating shrub types, see  landscape drawing for updates.        4.The bike racks are listed on the site plan but not depicted as to where it is located as well as a  detail of the bike rack is required on the site plan.  Response:​ Bike rack location is now shown and clouded on the site plan. In the sheet margin  of A-101 SITE PLAN see detail #4 for the bike rack detail    5.Per UDC 11-3A-19.4 (Pedestrian Walkways, the required 5-foot pedestrian walkway from the  perimeter sidewalk to the building shall be distinguished from the vehicular driving surfaces  through the use of pavers, colored or scored concrete, or bricks.  Response: ​The use of painted striped concrete will distinguish the pedestrian walkway from the  perimeter sidewalk to the building. See sheet A-101 SITE PLAN.     6.Please depict the measurement of the sidewalk around the building on the site plan.  Response:​ Sidewalk measurements have been added to plan. 5-foot sidewalk at the west  facade (entrance) and a 3- foot sidewalk is located at the northern facade. See sheet A-101  SITE PLAN.    Landscape Plan:    7.The north landscape buffer is over 24-feet which is required but the site plan does not match.  Response:​ See updated landscape plan for 25-foot landscape buffer.    8.Please include the planters next to the building with various shrubs as shown on the site plan to  provide more of a pedestrian element.  Response:​ Se updated landscape plan for various shrubs shown next to the building.     Elevations:    9.The west elevation (front entrance) should continue the rock banding along the bottom of the  building instead of the darker paint color.  Response:​ Rock banding now continues along the bottom o the front facade instead of darker  paint. See sheet A-212 COLORED ELEVATIONS.    10. The west elevation should include window awnings over the other windows on the front of the  façade  Response:​ Window Awnings have been added to the west elevation over windows. See sheet  A-212 COLORED ELEVATIONS.    11.The east elevation should include a darker colored paint banding along the bottom of the  building.    Response: ​Added to the east elevation is a matching wainscot with the darker colored banding  along the bottom of the building. See sheet A-212 COLORED ELEVATIONS.         12.The north elevation should include a planter with various shrubs to provide more of a pedestrian  element to make up the monotony as shown on the site plan, as this side faces a collector road.  Response:​ Alternating shrub types have been added to the planter located on the northern  elevation. Sheet Window Awnings have been added to the west elevation over windows. See  sheet A-212 COLORED ELEVATIONS.    13.The north elevation should include window awnings over the windows located in the center  section of the building  Response:​ Window Awnings have been added to the east elevation over windows.
