Broadway Avenue Meridian, Idaho 83642 RE: Teakwood Place Subdivision, Annexation, Rezoning and Preliminary Plat Dear Planning and Zoning Commissioners, We are requesting the annexation and rezoning of one parcel. This parcel is within the impact area and contiguous with city bounds on the north, south and west. We also request to rezone the parcel from Ada County's RUT zone to the city's R-8 zone. The R-8 zoning is compatible with the city's comprehensive plan and matches the adjacent subdivisions on the north(Sageland Subdivision) and west(Tradewinds Subdivision). We are also requesting Preliminary Plat approval of Teakwood Place Subdivision. Teakwood Place Subdivision is an infill subdivision of approximately 7.35 acres within the proposed R-8 zone. Teakwood Place's preliminary plat divides 7.35 acres into a total of 26 lots, 22 residential lots and 4 common lots. This density equates to 2.99 units/acre. With this development there is approximately 12.45% of open space provided with 10.08%qualified per UDC requirement. The existing home is occupied by the owner of the acreage and it is their desire to continue to occupy the home, accessory structures and maintain the existing entrance off of Victory Road. Due to the existing elevation difference, slope and utilities within ACHD's easement we are requesting that the improvements along Victory Road be made a part of a development agreement to be placed when the existing homeowners leave their home. Victory Road has vertical curb and gutter at its full width with no sidewalk for approximately 2,700 feet to the east and 1,200 feet to the west. We are also requesting that the desired muti-use pathway be added to the same agreement. Currently this would be a pathway to nowhere and appears that it will remain such well into the future. Allowing this pathway to be placed later relieves the city of a possible crime area, and maintenance of a pathway to nowhere. The existing home will connect to city utility services, otherwise. This subdivision will be served by city water and sewer through extension of city infrastructure. Pressurized irrigation will be provided by Nampa&Meridian Irrigation District by connecting to existing infrastructure and upgrading Pump Station#50 in Tuscany Lakes Subdivision. All infrastructure will be installed in accordance with the city's policy prior to signature of the final plat. Victory Road or a traffic impact study for this development. We respectfully request the approval of the annexation, rezoning and preliminary plat for Teakwood Place Subdivision. Teakwood Place should prove to be a complimentary addition to its neighboring subdivisions while adding to the city's infrastructure and provide future interconnectivity.
