Ada County Commissioners The City of Meridian has requested feedback regarding a proposed comprehensive
Diana Lachiondo,First District plan amendment to change the designation of 18.45 acres of land at 3225 S.
Patrick Malloy,Second District Meridian Road from Medium Density Residential to Medium High Density
Kendra Kenyon, Third District Residential, and an associated annexation of the land with R-15 zoning. The
comprehensive plan amendment and annexation are proposed in order to
accommodate a future multi-family development anticipated for the site.
Ada County supports the proposed annexation due to the proximity of the site to
existing urban services, and due to the property being surrounded by land which has
already been annexed into the city of Meridian. Ada County encourages the
elimination of unincorporated islands as they are more efficiently serviced by the
surrounding cities. Ada County also supports the proposed comprehensive plan
amendment designating the property as Medium High Density Residential as Goal
2.2 of the Ada County comprehensive plan encourages urban development to be
directed to Areas of City Impact where investments in urban services have already
been made.
The amendment would also be compatible with the Meridian comprehensive plan, as
adopted by Ada County, as Goal 3.07.01A calls for amending the future land use
map to ensure a wide variety of housing types can be developed and properly zoned,
Goal 3.07.01D calls for adopting land use designations that will allow for housing
opportunities of all levels and Goal 3.07.01E supports a variety of residential
categories (low, medium, medium-high and high-density) for the purpose of
providing the City with a range of affordable housing opportunities. Additionally,
the property is located at the intersection of two arterial roadways and Goal
3.06.02G encourages high-density development along major transportation corridors
in order to support public transportation systems.
