Response to Staff Comments
Dear Mayor and Council:
We have reviewed the conditions of approval from the staff report for the Meridian City Council
meeting of July 7, 2020, and have the following responses/clarifications:
A. Planning
Division Site Specific
Conditions:
1. The applicant will comply.
2. The applicant will comply.

4. The final plat will be revised to include the recorded instrument numbers for
easements and license agreements,the PUDI easement will be delineated as 10
feet, and the note will be modified to include a requirement for maintenance of the
common driveway capable of supporting fire vehicles and equipment as set forth
in UDC 11-6C-3D.8.
5. Landscape Plan
a. The landscape architect has requested review of the existing trees by the City
Arborist.
b. The five-foot-wide buffer adjacent to the common drive will be utilized for
storm drainage since private drainage cannot be mixed with public drainage
within the street. I discussed this issue with Caleb Hood, and he indicated
that decorative rock could be utilized. The same method was approved for
Burlingame Subdivision No. 1.
c. The applicant will comply.

6. The landscape architect has requested a meeting with Matt Perkins,the City Arborist,
to determine if mitigation is required for any existing trees proposed to be removed
from the site per the standards listed in UDC 11-313-1 OC.5.
7. We respectfully request that we be allowed to show perpetual ingress/egress
easements graphically and by note on the plat,with a reference to the
requirement to construct and maintain a paved surface capable of supporting
fire vehicles and equipment.

10. "No Parking" signs will be installed on one side of the street where 29-foot-wide
street sections are proposed.
11. McDermott Road has been downgraded from an arterial street to a collector street.
However, the applicant will comply. Design elevations for the two-story homes will
be consistent with those provided in our applications.
12. The applicant has submitted information to Valley Regional Transit(VRT)
requesting information on any needed transit stop amenities. This phase of the
subdivision has open space along McDermott Road which could possibly
accommodate a bus stop. However,with the street classification being
downgraded to a collector, access to the Highway 16 Expressway will be at
Ustick Road,which will be a better location for a transit stop.

1. The streetlight plan will meet city requirements.
2. A Floodplain Development Permit application is being prepared for submittal.

29. The Meridian City Council approved a waiver to UDC 11-3A-6B for Five Mile
Creek/McFadden Drain to remain open.
