COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.

Dear Mr. Hood,
Hill's Century Farm North Subdivision, on property owned by Martin Hill, was originally annexed,
zoned and conceptually approved (CPAM-15-001, AZ-15-004)by development agreement Instrument
No. 2015-061375, recorded July 9, 2015.
Subsequent DA modifications were recorded on December 8, 2016 as Instrument No. 2016-119080
(File#H-2016-0092) and April 24, 2019 as Instrument No. 2019-033207 (File#H-2018-0127).
More recently, the City Council approved preliminary plat, planned unit development, conditional
use permit (self-service storage facility), and development agreement modification applications.
(Project File H-2019-0134;DA Modification recorded May 20, 2020 as Instrument#2020-059662)
1DA Modification Application
The latest development agreement modification, as noted above, included platting restrictions not
typically applied to commercial development in Section 5. Conditions Governing Development of
Subiect Property.
Therefore, we request the following text modification to DA Condition 5.1.g:
"The residential portions of the annexation area shall be subdivided prior to issuance of
emy building permits beyond those required for the development of commercial uses,
including, but not limited to , a wireless communication
facility, the assisted living facility, , and the Hill's Century Farm North self-
service storage facility and the community center complex on common Lot 101 as shown
on the revised conceptual development plan dated October 30, 2019."
The modification distinguishes between building permit requirements for residential and
commercial uses, and deletes already-completed facilities: Hillsdale Elementary School,
YMCA, Hillsdale City Park, and the St. Lukes medical clinic.

Michael, call me if you can (208)863-6150, but the storage facility remains;just deleting the condition of approval that
requires the subdivision plat to be recorded prior to Its design review application. That really applies only to housing not
commercial uses.
So plan doesn't change.As to housing, there is one row of standard single family backing to Rockhampton homes before
the 55+community and they may "mirror" what already exists but no specific plans have been considered.
