Dear Sonya,
Thank you for all your help with our current application. After reviewing your staff report,
testimony from our Planning and Zoning hearing and our hearings we have had with ACHD
Commission, we are making minor adjustments to our current application. The following are
updated plans and/or exhibits for our application H-2020-0012 Cedarbrook Subdivision.
1. Preliminary Plat — We have updated our preliminary plat to reflect the following changes:
a. ACHD required us to changed S Ivory Sage Way classified in our original plat as a
local street to be a collector.
b. Harris Street located at the NW corner of the property has been removed. This has
been replaced with unimproved ROW. This ROW will be landscaped and
maintained by the Cedarbrook Subdivision HOA.
c. Revised our open space within the R8 zone.
2. Landscape Plan — Based on the changes made to the preliminary plat we have revised our
landscape plan per those revisions. We have also changed the configuration of the pool
house and amenities within the main open space for better flow.
3. Colored Landscape Plan — A updated colored landscape plan is included to reflect the
changes to the pre -plat and proposed landscaping.
4. Open Space Exhibit — with the change to the central open space and the increase of open
space to the R8 zoning area, our open space has increased from 17.5% to 18.9%. Attached
is an updated open space exhibit for your review.
5. Kruse Property Exhibit — Within the staff report (page 9), staff recommends that we submit
a concept plan illustrating how the area (Kruse property) northeast of our property could
potentially re -develop. Attached is a conceptual layout for your consideration.
6. Pond Percentage — Since we have reconfigured our central amenities, I have included an
updated pond percentage calculation. This new pond is currently designed to be 23% of
the site, which is under the 25% allowed within code.
7. Pond Safety Bench — The staff report for Planning and Zoning hearing expressed concerns
with the pond. During the Planning and Zoning hearing the applicant described a safety
bench that will be constructed within the pond. Attached is an exhibit that identifies the
safety bench location.

8. Building Elevations for 40' wide lots — Staff recommended that they receive updated
elevations for the homes in the northeast corner of the property prior to our City Council
hearing. Attached are updated elevations that meet the City of Meridian's Architectural
Design Standards.
