A minimum of 7.06 acres (or 11.26%) is required to be provided in the overall development per PP condition #1.1.4. I’m
thinking with the removal of those 2 building lots in Block 12 that it should be fine but it appears there’s less common
area in this phase than shown on the approved PP so I want to make sure we’re good overall. If I don’t hear back from
you first thing tomorrow about this and the revised common driveway exhibit we’re going to have to kick this out to July
th

We will revise the common drive exhibit and Shari will send you a copy.
I have not contacted VRT to discuss a transit stop. We have excess open space along the collector and McDermott Road
to accommodate a stop if required. I will have Shari contact VRT and send them a copy of the final plat for comment.
The Planning and Zoning Commission had us eliminate lots along the south boundary with Lupine Cove (previously
known as the Weaver property) to provide transitional lot sizes. They also had us remove the two buildable lots
within Block 12 so the area would be a common lot. They approved the project with the original requested number of
buildable lots of 215 with the statement that if the applicant could find other areas to regain the lost lots the density
would remain the same. The Council approved the preliminary plat and the 215 buildable lots. Therefore, the additional
lots are within the allowed 215 units as approved under the development agreement. We were able to regain the lost
lots within the first phase to compensate for those remove within the hearing process.

A few more things…
Please revise the common driveway exhibit as follows:
depict driveways for Lots 5 & 9 on the opposite side of the shared property line away from the common
driveway per UDC 11-6C-3D.5.
depict 12’ rear setbacks
Have you contacted VRT to see if a transit stop is needed in this area per DA provision #1.1.1e?
In accord with the Communities in Motion 2040 Plan that states this site is ideal for a transit stop for future
Employer Express Service, the applicant shall work with Valley Regional Transit (VRT) on transit stop amenities
for this site. If none are determined to be needed by VRT, submit written documentation from them to that
effect.
Have you contacted the City Arborist (formerly Elroy Huff, now Matt Perkins) to determine if any of the existing trees
require mitigation per PP condition #1.1.3c?

I’m reviewing the proposed final plat for substantial compliance with the approved preliminary plat per the standards in
UDC 11-6B-3C and need to be able to verify the number of buildable lots is the same or fewer & that the amount of
common open space has not increased. I’m coming up with 2 additional building lots than were approved with the PP, is
that correct? If so, are you planning to reduce the number of buildable lots elsewhere? The configuration of the
common areas has changed; can you please provide me with calc’s from the PP and the proposed FP for comparison?
