The gross density of the final plat is 3.64 dwelling units per acre, with a net density of 5.3 dwelling units per acre. Lots range in size from 8,000 to 17,171 square feet, with an average lot size of 9,263 square feet. The preliminary plat was approved by the Meridian City Council on November 20,2019. The property was annexed under Ordinance No. 18-1797,which was recorded as Instrument No. 2018-111712. The applicant also entered into a Development Agreement, recorded as Instrument No.2018-111711,records of Ada County,Idaho. Whitecliffe Estates Subdivision No. 1 was recorded on February 5,2020. Primary landscaping and amenities were installed in Phase 1 of the project,with a 2.49-acre central park, pressure irrigation pond and interconnecting pathways. A total of 0.17 acre is being developed in this phase. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat conforms with all requirements and provisions of the UDC and was prepared in conformance with acceptable engineering,architectural and surveying practices and local standards.
