As a current resident of The Oaks Subdivision in NW Meridian I am very concerned about the prior approvals of and current applications of more home developments in the .5 mile radius of my subdivision. All the roads surrounding The Oaks Subdivision are 2 lane roads with no signals, only 4 way stops. I do not understand how the City can move forward with approving more home development without improving the roads by widening them and/or installing signals to improve flow of traffic. During rush hour, the 4 way stops at Black Cat/McMillan and Black Cat/Ustick can be backed up as many as 15-20 cars at a time. I am surprised more accidents don't happen at these intersections. Today, my concern is in regards to the 252 more homes that are being considered for development under 3 separate applications as posted in Quartet Subdivision (H2020-0017, H2020-0018) and Brody Square (H2020- 0032). At this time and without proper widening of our streets (Mcmillan and Black Cat), traffic will become horrible with the additional homes added to an area that is already exploding in development. On the NW corner of Black Cat/McMillan, CBH homes is adding an additional 73 Homes and Toll Bros. is adding over 700 homes (at complete buildout). Also, directly to the West of the planned Quartet Subdivision is an additional 95 homes currently under construction. There is no way our current road infrastructure can handle this increase in homes without widening the streets and adding signalized stop lights. Based on the traffic study done in December by ACHD in appears that they say the roads can handle the growth but I don't think anyone has actually experienced the back log of cars during rush hour or attempted to pull out of my subdivision onto Black Cat. It is already very difficult. ACHD claims to have plans to expand the roads by 2025, but that is 5 years from now and we can't wait that long! Also of concern is our school population. West Ada School district can't keep up with this continual growth. Schools are extremely overcrowded and the district doesn't have the money to keep building schools. The tax payers all just voted down a levy and wont continue to fund school construction through bond measures so what is the big picture? Do we really want a City full of backed up roads, traffic and over crowded schools? Please slow the growth down and allow road infrastructure and new school development to occur in a timely fashion. Unless the developers want to front the money for road widening and signals and help build schools then I ask you to reject these applications or at least postpone them until a time when road infrastructure and schools are prepared. Otherwise the City of Meridian will no longer be known as the best place to raise a family. Thank You, Carrie Hovey 1 2
