Fairbourne Clubhouse CZC NarrativeMay 4, 2020 Bill Parsons Meridian Community Development 33 Broadway Ave. Meridian, ID 83642 RE: Fairbourne Clubhouse, Pool and Parking CZC Narrative Dear Mr. Parsons, Fairbourne Subdivision Clubhouse, pool and parking lot were approved with the preliminary plat as amenities for the community. The intent behind the design of this clubhouse is to provide something of value to this community. The size is much larger than most clubhouses in communities with only 176 homes, but we wanted to build something the residence of Fairbourne could be proud of. The overall idea behind the design was to create something that looked like it might have been present prior to the development. An old stone house or barn that is remodeled to offer a place to gather for the residence. We have submitted the image of our inspiration behind this design. You will see in the elevations how we have basically mimicked the structure in almost every way. The entire exterior is covered with cultured stone because it makes a statement and sets this community apart. Large timbered headers above the doors and windows will add to the look and add another texture to the fagade. The parking lot provides ample stalls for residence to park on site, but the central location of the clubhouse and pool will also promote walking within the community. The parking lot will be lit with 2 light poles that will match the approved streetlights within Fairbourne. Trash will be handled with residential style totes and brought curbside appropriately. Mechanical equipment and trash totes will be located next to the building and screened with a wall at least as tall as the totes.
