My name is Delaine McLafferty and I'm on the HOA of Tradewinds subdivision. We have some major concerns
regarding Teakwood Place.
We are very concerned about the City of Meridian, Planning and Zoning and ACHD allowing this subdivision to
go forward as planned with a pond system like ours going in. About 3/4 of the homeowners of Tradewinds are
and have been experiencing issues with water standing in their backyards and also filling their crawl spaces.
We have a berm surrounding the Northern and Western sides that don't allow any water to leave the
subdivision but without any way for the water to get to the street to reach the ponds. The homeowners have
had to pay the bill to install drain pipes with a sump pump the drain the water from the back of the berms and
paying up to $5000 to place sump pumps into their crawl spaces and French drains running at the back of their
properties to the ponds. The ponds are supposed to drain in 2 days but the last rain we had they took 9 days
to almost drain. I've attached the pictures of days 2, 3, 4, 5, 6, 7 and 9 with Meridian City for the city council
meeting moved to July 16 but will attach day 2 and 9 to this email. Our children are in imminent danger of
drowning every time it rains. We don't want them put in danger with another pond that doesn't work.

We are also concerned about the entrance to Teakwood Place going through Tradewinds as that will place
more traffic without speed bumps and trouble during peak traffic times trying to get into and out of
Tradewinds. I know someone (?) Meridian City? Planning and Zoning? ACHD? doesn't want another road
going onto the arterial roadway (Victory Rd, East/West) however Locust Grove is an arterial roadway going
North/South so that also should be considered. It will take more time for emergency vehicles to get to the
very back of Teakwood Place and Tradewinds knows how important a fast response time is as we've had a
house burn almost involving a second house. With the wind we had any longer of a response time would have
involved both houses burning. After the circle goes in at the corner of Victory Rd and Locust Grove Rd there is
a potential that the emergency vehicles could get stuck in the circle or not being able to enter the circle if a
left-hand turner was attempting to get into Tradewinds during peak hours backing up the traffic.
Our homeowners backing up to Teakwood Place are very worried about losing their privacy if 2 story houses
are built on the West side.
Please take a minute knowing that there are at least 3 subdivisions that have been allowed to be built and
turned over to unsuspecting homeowners that have the same water issues as us and that Teakwood Place is
being built on the adjoining land to us which could prove disastrous to them and us as it will help to raise our
water table more than it is.
