Joseph, Please find an updated preliminary plat for the Sagewood West Subdivision. We have included the following changes to the plan after seeing your comments in the staff report: 1. We have extended the common driveway on lot 12, Block 1 to the western property boundary so that it can serve as a emergency access for the commercial property to the east. We discussed the layout and location with the neighboring property owners architect. They do not see any issues with the emergency access location. I have asked them for a coordination email, I will send it to you as soon as we get it from them. 2. We have added lot 27, Block 1 this lot encompasses the “sliver” of property that was created by a past surveying error. We plan to deed the lot to the western property owner after the lot is created with the final plat. This should clean up the property boundaries and not leave an unsightly or unsafe condition. 3. We have adjusted the pathway along the north property boundary and pulled the path to the south so that it can be located within the development and can tie into the existing pathway on the original Sagewood Plat to 1 the east. In an effort to keep lot 1, Block 1 as buildable as possible we have provided 15’ of open space with a 5’ pathway for the section of path directly north of lots 1 and 2, block 1. We understand that the City would prefer to 20’, but do to the existing canal location and connection to W. Flower Garden St. we do not have the room to get a full 20’.
