Broadway Ave. Ste. 102 Meridian, ID 83642 Project: Sherwin Williams —Victory Commons File: OA+D #191202 Re: Certificate of Zoning Compliance/Design Review Dear Planning Staff; OA+D is pleased to submit the attached Design Review and Certificate of Zoning Compliance Applications and supporting materials for a new Sherwin-Williams' paint store located at 3030 South Meridian Rd. (LOT 2, Block 1, Mussell Corner Subdivision) in Meridian, Idaho. The proposed project will be a 1-story, 6,800 sf 2-Tenant building. Sherwin Williams will occupy 4,000 sf with a future tenant occupying the remaining 2,800 sf. The architectural character of the building has been modified slightly from the standard Sherwin Williams prototype to meet both the City design standards as well as the Victory Commons Development Agreement (H-201-0091). All four building facades incorporate a uniform material palate of stone, metal panel accents and stucco along with storefront windows, awnings, modulation, and horizontal and vertical material changes to create a cohesive design. The building will have a flat roof with parapet walls that screen all mechanical equipment from view. The rooflines are formed by parapet walls that modulate from 23'-0" for the main body of the building up to 24'-6"" at the stone piers and metal accent walls. The property is 1.13 acres, with (2) access points off of Meridian Rd. that will constructed by others as part of Phase I of the overall development. Truck access is provided on the West side of the building with pedestrian access to the existing sidewalk along Meridian Rd. at the NW corner of the building. We appreciate your consideration of this application and look forward to working with Meridian Planning Division as the project moves through the approval process. Please do not hesitate to contact me with any questions you may have or if additional materials are required.
