Plan Review Response Letter 2.14.2020 ALC ARCHITECTURE □ 1119 EAST STATE STREET □ EAGLE, IDAHO 83616 February 14, 2020 Meridian City Planning Department City Planner Re: CZC / Design Review Application – Cherry Plaza Flex Building We are in receipt of the design review comments. We believe we have satisfactorily addressed your comments and wanted to thank you for your efforts and coordination through the design review process. Please see our responses below: PLAN REVIEW COMMENTS Changemark #1 A 5’-0” landscape buffer has been added to the north side of the property along the residential facing section of the project. We have also moved the loading zones to be out of view of adjacent residential properties. Changemark #2 The percentages outlined in the C-C Zoning district will be adhered to during the leasing agreements with the various tenants. The majority of the projected tenants are warehousing / storage. Changemark #3 All sidewalks have been arranged to meet the required width within the property. Changemark #4 All drive aisles have been arranged to meet the required width within the property. Changemark #5 All drive aisles have been arranged to meet the required width within the property. Changemark #6 All parking blocks have been properly dimensioned. Changemark #7 Required parking islands have been included. Changemark #8 There will be no shared parking arrangement with either Albertsons or the Cherry Plaza. To compensate however Cherry Plaza has allowed the use of their property to construct new parking stalls and gain the additional required spaces. Changemark #10 Required bike racks have been added to the site. Changemark #11 The main building material has been changed from metal panel to stucco panel. Changemark #12 We have added dormers to the residential facing elevations of the flex buildings. Changemark #13 All mechanical equipment will be located within the individual flex units as required per tenant.
