To Whom It May Concern:
Pursuant to our Design Review application pertinent to the site located at (Cherry
Plaza: Address to be determined,) we respectfully request an alternate
compliance to the required landscaping along the property line to the north.
The requirement we are proposing to modify is the landscape requirement along
the canal. The irrigation company has a 50’ irrigation easement through this area
along our entire north property line, and thus we can not build on 50’ of our site.
We understand the residential neighbors also boarder our site on the north, and
they also have a canal to deal with, and thus will not be able to build near our site
as well.
We propose to install more interior landscaping in the forms of islands at the end
of our parking stalls and in cluster islands to help offset the landscape
requirements. We also are proposing to install small shrubs along the canal and
higher density landscaping in all islands. See the submitted landscape plans.
Another item we would like to consider for alternate compliance is the required
parking. Per code we are required to have 1 stall per 500 sf of building, or 92
stalls on site. We are asking for an overall parking count for the entire center to
be considered. Albertsons is required to have 104 spaces, cherry plaza retail is
required to have 240 spaces, the flex buildings are required to have 92 spaces
for a grand total of 436 parking spaces. We have the following for existing
spaces: Albertsons has 194 spaces, cherry plaza has 184 spaces, and we have
an easement for 20 spaces on the neighboring site to our east, we are also
providing 56 new spaces on the flex building site for a grand total of 454 spaces.
We have included all cross-access easements for your reference as well.
