If you recall from our conversation, there are at least two architectural standards you are not going to meet. I am not persuading you to try, but because they are REQUIREMENTS you have to request a Design Standard Exception. Here are the two standards: a. R3.1E - Use any combination of material type, color variation, banding, stringcourse, or modulation to clearly distinguish between the ground level and upper stories. b. R3.1F - Incorporate visually heavier and more massive elements or materials, such as stone or masonry, primarily at the base of buildings, and lighter elements and materials such as siding, above. This excludes columns, supports, modulated walls, architectural features, and roof elements. Here is what I need someone to address in either a letter or an email: 1. The reason the exception is requested; 2. How the alternative means for compliance meets the intent and goals of the requested standard exemption, or how the alternative proposes to maintain a similar level of effort by exceeding other site and building standards. 3. Does strict adherence to the standards create inconsistency in the design objectives of the proposed development? 4. Does the specific use require unique site and building development that would otherwise prohibit meeting the intent (e.g. - a secure site)? When I have this I can wrap this up. H 2019-5533 Mr. Olsen asked me to prepare clarification drawings which more clearly illustrate the design intent and information of the original architectural design documents. In so doing I have used the Building(s) A&C as specific design and as typical design concept and intent guidelines as well for the balance of the project. He also asked that I include the revisions to the End Elevations addressing the issues raised in the review comments. Those drawings are attached as well as the corrected Site Plan and Landscape Plan. While I am not the Architect for this project, I am working with Chad and his design team to facilitate this solution to this matter.
