Contact the Planning Division at 208.884.5533 or www.meridiancity.org Cushing February n, zozo Terrell Re: Flex Tech 1 at Central Valley Plaza The Flex Tech 1 building at Central Valley Plaza utilizes a mix of modern and classic finishes seen in the valley, by using primarily EIFS and concrete masonry block with accents of fluted architectural metal cladding and wood -look cladding. In addition to the material changes, we have further articulated the facade with the use of varying parapet heights and a shifting of the building face in multiple locations on both the front, side and rear facades. The Flex Tech 1 building at Central Valley Plaza is designed for flexibility of future tenant improvement, with primary storefront along the front facade and tenant access from the rear. Screen walls are utilized on the roof to shield mechanical equipment from surrounding properties from the sides and rear, and extended parapets and facades are used to screen these elements from the front and sides of the building. Fluted architectural metal cladding is utilized as an accent material on the front and rear facades of the building, which we believe does not conflict with the requirement in item 5.11 of the Meridian Architectural standards regarding "prefabricated steel panels." The material we have utilized is a thicker gauge, high grade fluted vertical pattern to create shadow lines and texture in a modern aesthetic along these two facades. Unlike the typical connotation associated with the term "corrugated metal", the panels we are utilizing are extremely rigid with clean lines and one of the wavering metal edges often seen with lesser gauge materials.
