Navigator Dr., Ste. 210 Meridian, ID 83642 208-895-2520 www.horrocks.com On behalf of our client, BVA Development, Horrocks Engineers submits this application for CZC and Design Review for Flex Building 1 to be built in the Central Valley Plaza development. The proposed Flex building consists of a 2- story structure with a gross floor area of 32,089 s.f., and will provide facilities for various flexible uses. The Central Valley Plaza development is generally located to the northeast quadrant of the Chinden Boulevard and Highway 16 intersection (see included vicinity map). The project is part of Phase 1 of the overall development, and is located on Parcel No. SO421438410. The Central Valley Plaza development project is related to the Pollard Subdivision applications (AZ / PP) that have been working through the entitlement and approval processes over the past few years, including a preliminary plat. It is our understanding that the subdivision is moving towards final plat at this time. A separate detailed narrative from the Architect (Cushing Terrell) to support the building Design Review Application is also included with this packet for your review. Parking will be provided on three sides of the building as shown on the included site plan. A landscaped berm will be provided on the northeast corner of the site adjacent to W. Waverton Drive.
