Please refer to the two exhibits in the email below for more information. The first is a context map and the second is an enlargement to demonstrate more detail. The Chukar Ridge Subdivision has three primary points of access, McMillan Road, Ustick Road, and McDermott Road. Access from Ustick and McMillan will be on paved, public ACHD roadways (orange). These public roadways, shown in orange, are currently under construction and completion is anticipated this calendar year. The McDermott access route is an all-weather, gravel road that will be constructed by West Ada Schools south of, and adjacent to the McFadden Drain. This gravel roadway, shown in red, will be completed in the summer of 2020. This gravel road lies within a permanent utility easement granted to the City of Meridian. This drive access will extend from McDermott Road on the east, across our north edge and then turn south and connect to the public collector street that is on the north edge of the high school site. Access from the gravel drive into the subdivision is depicted in the enlargement below near the north east corner of the site. 1 At some point in time, currently unknown, the HWY 16 extension will be constructed between McDermott Road and this subdivision. The timing of the hwy 16 project is unknown but we are planning for this inevitable condition. First and foremost, the connection of N. Owyhee Storm Ave. will be completed north to McMillan Rd. and provide a second access to Achievement Street. Second, north of the Chukar Ridge Sub is the second phase of Gander Creek which will be developed with a stub street to Chukar Ridge near the north west corner of the development. I have talked with representatives of the Gander Creek Sub and they have indicated that phase 2 drawings are approved and construction is anticipated in the mid to late summer of 2021. This will ensure that the stub street is constructed and available prior to hwy 16 improvements. This will allow for secondary access from the north, through Gander Creek, and into the north east corner of Chukar Ridge Sub. Additionally, the two 40 acre parcels south of our development are either submitted or in design for residential development which will provide access to the south. What is the plan for secondary access once the first one gets cut off? If this is a dead end, you will be limted to 30 building lots counting everything prior to this property. Do you have access from the south or north across the ditch? I believe they require the access to have 5 feet of landscaping on each side of the 20 feet drive. Surface can be 3/4" base, or Decomposed granite or paved. Needs to hold 80,000 pounds, be all weather and be able to be maintained 365 days a year (needs to be plowable). Becky did a beautiful drive in the golf course. They put 1 foot wide ribbon curbing on each side with a super compact smooth DG surface. It looks really nice. Good Afternoon Joe – We are working through the final details of the Pre-Plat for Chukar Ridge Subdivision (Spriggel Parcel) at the north east corner of the new Owyhee HS. A question came up during the open space discussion and we need your input. Please see attached exhibit for reference. The question is whether or not we need to provide emergency access though one of the landscape common lots. If you could provide some guidance on this we would appreciate it.
