Dear Committee Members
I oppose this application for rezoning. As a concerned homeowner in the Spurwing Heights subdivision, I wish to voice
my concerns regarding the project:
Application: Modern Craftsman at Black Cat CUP, MDA, PS, RZ H-2020-0022
Applicant: Baron Black Cat, L.L.C.
Project Location: NE Corner of N. Black Cat Rd. & W. Chinden Blvd.
This project calls for 195 rental housing units on a relatively small parcel of
land. The population density of this project is not in following with our
subdivision to which it is directly adjacent. There is not adequate allowance
for parking for all of these rental units within the Modern Craftsman
subdivision. We pay homeowners dues to have our common areas and
walking paths maintained for the residents of Spurwing. The residents of
Modern Craftsman should not be using the Spurwing property areas. Since
this project is managed by an out of area investor, I am concerned about how
this will affect our neighborhood and worry that property values will
deteriorate with this crowded and unmanaged housing project nearby. I am all
for affordable housing and raise the question of why this project could not
have approximately 80 small moderately priced homes which could be
purchased rather than rented. I feel that with pride of ownership, these homes
could be better maintained. I strongly submit that this project should not
move forward as currently planned. As the mayor of Meridian, Robert Simison,
stated, “We can’t keep doing what we’ve been doing” about growth. The City of
Meridian needs to be thoughtful in the placement of new subdivisions and
their effects on the surrounding communities.
