Subject:Our OPPOSITION to the Spurwing Heights area (Tree Farm) Multifamily Project (File #
H-2020-0022)
Our OPPOSITION to this development includes:
1) This multifamily project will excessively cram an exceeding amount of housing/other
units upon this parcel.
2) This development will most likely add an additional 300(+) cars upon Chinden Blvd
just outside our suburb.
3) This development will most likely yield an additional 150(+) children, requiring
enrollment in the already overcrowded North Meridian Schools.
4) The Spurwing community is a very quiet, peaceful and is one of the safest suburbs
within the city of Meridian.
Q: How much noise and other nuisances will cultivate within our community as a direct result of
this multifamily development?
Q: How about the many patrons within this development whom may randomly make use
of the Spurwing community HOA amenities (ponds, park & picnic areas), which we as
HOA subscribers pay for with our quarterly dues?
Q: What about the "trash" generated by those living in this community which may make it's way to
Spurwing's park, picnic and open walking areas (fast food packaging, etc.), which may not be
picked-up by some of these "non-residents" ?
Q: And how about dog waste not picked-up by those "non-residents" walking their pets?
5) As far as Spurwing's property values are concerned.... Many local experienced
realtors representing the Spurwing subdivisions have confirmed/stated their own beliefs
that this development will negatively impact Spurwing's property values.
6) Spurwing is an outstanding planned neighborhood containing scenic tree lined open
areas and walkways, waterways and even a championship golf course. Residents here
have pride in their home ownership and value living in this community. As a result,
homes in Spurwing are well sought after and their prices are generally higher than
homes of other Meridian suburbs. As such, Spurwing homeowners pay much higher
property taxes to the City of Meridian.
7) A multifamily development built next door to Spurwing will result in devaluing
our homes !

A BETTER development suggestion:
We have personally spoken with many of our Spurwing neighbors, whom all agree that
having a nice gated 55(+) community of homes (and possible other amenities such as
an upscale market/retail space) to be developed upon the commercially zoned parcel
would be the better choice.
