As a resident and homeowner in Spurwing Heights, I have enjoyed the pathways and quiet streets within the community as well as the landscaped park, pond, playground, horseshoes, bocce ball, and seating provided by our HOA. I strongly oppose the Modern Craftsman Project #H-2020-0022. This does not integrate well with our upscale community of Spurwing Heights, Spurwing Greens, and the Carriage House at Spurwing. Baron Properties and investors are attempting to change and optimize their profit by cramming in densely built rental apartments with carports on a small parcel. This is a pure example of urban sprawl, with lack of transportation development. The problems I am concerned with onto this parcel include densely built multifamily rental apartments with carports, lack of adequate guest parking, and improperly placed open space on the far-side corner of W. Tree Crest and N. Black Cat. This multifamily rental development will add an additional 300 plus cars commuting on W. Chinden. There will be at least another 150 plus children needing to enroll in the already overcrowded schools. I do not believe this is the right project for this parcel. This project will negatively impact our property values. The Spurwing Heights subdivision area encompasses upscale homes that pay much higher property taxes to the City of Meridian than other areas in Meridian. Therefore, this area should not be devalued by a multifamily rental development project. I propose an over 55 community with garages be developed, and open space central to the development. If the City of Meridian approves this project as is, the impact to Spurwing Heights would warrant the need for the installation of two security gates at entrances and it should be paid for by the developer Baron Properties. Thank you for your consideration, Tom Neylan 4588 W. Sugar Tree Dr. Meridian, ID 83646 208-918-8161 tneylan208@gmail.com 1
