Regarding file # H-2020-0022
It does not make sense to alter this development to rental apartments on the fringe of the City of Meridian causing
urban sprawl.
Unacceptable:
High density rentals next to HOA neighborhood with high property tax.
The project will negatively impact my property value.
Open space on corner of development not functional or safe for children.
Carports within project turn up the likelihood of hanging out without a purpose.
Problems:
This area near The Club at Spurwing and Spurwing Heights has already made a hugh concession when
Costco was approved at N. Ten Mile and W. Chinden.
Currently being developed is Fairbourne Subdivision, which includes 176 single-family homes on the
northwest corner of W. Chinden and N. Black Cat Rd. with increased traffic pouring onto W. Chinden from
N. Black Cat and decreased safety for children.
Accelerating the growth of school population before having schools to accommodate them.
Open space should be in the center of the project, not on one side of the development.
Suggestion:
The land use is more suitable as a housing development project for residents 55 and older that are looking to
downsize by purchasing a smaller home with HOA and two-car garage.
Request:
Slow down approval of this project until the City of Meridian installs a traffic light at N. Black Cat and W. Chinden
and the completion of Fairbourne Subdivision.
If approved as is:
The developer must install security gates for Spurwing Heights at two entrances to prevent usage of our paid
HOA park by proposed new renters of the development.
Future:

Build apartments towards the core of the City of Meridian, because of the density.
Improve transit along W. Chinden to relieve congestion.
Question:
Does the layout of the proposed project go against the City of Meridian HDR.1 High Density Residential Future
Land Use Map Designation last modified 1/30/2018?
