2020-05-18 Mindy Chambers Charlene Way From:Mindy Chambers <Mindy0215@msn.com> Sent:Friday, May 15, 2020 8:28 PM To:City Clerk Subject:Proposed Modern Craftsman Project, File# H-2020-0022 Members of the Planning and Zoning Commission: As a resident and homeowner in the SpurWing Heights community, I am writing to express my opposition to the Modern Craftsman Project proposed for the NW corner of Chinden Blvd and Black Cat Road, File# H-2020-0022. My concerns are as follows: 1) Negative impact on property values: I purchased my home in SpurWing Heights for the amenities, the quiet atmosphere and the quality of life with the expectation that property values remain at least stable. According to real estate experts, the proposed project of 195 multi-family units directly across Tree Crest Drive from our community will adversely impact our property values. 2) Traffic: The proposed project could potentially add 300+ vehicles to our neighborhood roads. Many residents regularly walk the neighborhood streets, with pets and young children, and many others cycle through the community. The SpurWing Heights and SpurWing Greens neighborhoods will already be impacted by the additional traffic due to projects already in work - Rock Harbor Church, The Carriage House at SpurWing and Fairbourne. Additional traffic from the proposed 195 residential units will adversely impact neighborhood roads. 3) Density and Lack of Amenities: The proposed project does not appear to have amenities or open space to accommodate the 195 units and residents. This will most likely lead residents to the SpurWing Heights community for walking and access to our community park. Maintenance of neighborhood common areas and the park are funded by SpurWing Heights Homeowners Association dues. Funding for repair of damage caused by non-resident use will unfairly burden the residents of SpurWing Heights. I am not opposed to future development of the former Jayker's Tree Farm parcel, but it should be more consistent with the communities of SpurWing Heights and SpurWing Greens and should provide adequate space and amenities (including enough parking so that residents don't overflow into the SpurWing Heights neighborhood), safe entry and exit for traffic thru the neighborhood and onto Chinden Blvd, and not negatively impact the investments we have all made in our SpurWing homes.
