Chinden Blvd. To: the Planning and Zoning Commission Dear Members of the Planning and Zoning Commission. I am a resident of Spurwing Heights Community. I am writing to strongly oppose to the referenced project (File # H2020-0022) Please accept the following as my Testimony My concerns with the project are as follows: Traffic: This multifamily development will add approximately 300 plus cars on our neighborhood roads. This could put pedestrians, children and elderly residents at risk. We already will have increased traffic from Rock Harbor church, the Carriage House projects and the new Costco. We have limited roads to access our development and adding more traffic, I strongly feel would likely cause traffic distress. Will this densely populated development create overflow parking on our neighborhood roads? I fear it will. Density: This project appears to have expanded the number of residents and is much more congested than the original proposal. It appears to be excessively cramming a lot of residence's into this parcel with limited amenities. How much foot traffic are we going to have in our subdivision using our subdivision amenities (pond & picnic area) that we pay for? How will we stop residents from walking in our neighborhood and using our community park. I fear we will bear the financial burden of the wear and tear through our HOA dues. This could pose and unfair financial hardship to our residents in our Neighborhood. Our Neighborhood development is quiet and peaceful, how much noise/nuisances will come from this development. Will this expanded density increase crime. These are some of my fears. Negative impact to our property values: According to several real estate experts, this proposed project will adversely affect our property values. This is of enormous concern. This will be damaging to the investment of all our homes. This is not the right development for this area. The Spurwing Subdivision area comprises of more expensive homes that pay much higher property taxes to the City of Meridian than other areas in Meridian, therefore; this area should not be devalued by a multifamily development moving next to us. In communicating with other neighbors, some have brought up the idea of seeing a gated 55+ townhome community with nice amenities like a coffee shop and upmarket retail spaces on the commercial zoned portion. I am in agreement with this proposal as it is more consistent with the Spurwing Neighborhoods. It is my hopes that you will listen to these and other objections.
