Re: Rockbury Subdivision (H-2018-0091) – CZC Modification Narrative Letter
Bill,
The application and materials before you are for a Certificate of Zoning Compliance Modification.
The modification started with a need to shift and rotate the building footprint due to the joint trench re-routing
issue. At that same time, the Owner/Developer began to think about adding more amenities to the clubhouse
area proper. The original approved design had a hardscape paver plaza area due west of the clubhouse with
tree plantings, benches and a water fountain constructed of basalt boulders. The new design incorporates
several passive and active sitting areas for relaxation, conversation, cooking and eating, etc. Two passive water
features surround the clubhouse from the west to the southeast creating more interesting areas that integrate
the seating areas. Three overhead structures around the site and a tree allee to the northwest will provide
shade throughout the area. A BBQ area with a built in kitchen is located in the small plaza area to the southeast.
Ample landscaping, screening from the perimeter and a variety of walking surfaces from concrete flatwork,
stabilized sandstone and poured in place concrete stepping stones will help create areas that will attract the
residents to enjoy the spaces provided for their use.
In addition to the clubhouse area design modifications, the gated entry area to the northeast has been
redesigned to provide some buffering from the road but also provide a more defined main entrance with
additional landscape areas.
The areas of modification have not changed the originally approved landscape requirements including perimeter
and pathway landscapes as required by City Code. We feel as though these changes to Clubhouse and Entry
areas and help the function and aesthetics of project overall providing more areas for the residents to gather
