Callery Pear Ave., Meridian, Idaho 83646. I purchased a new home within the Spurwing Heights subdivision with the understanding that there would be a housing project located on the property formerly known as the Old Tree Farm. Although the initial project caused me some concern over the potential growth, it should be noted that the present proposal has expanded the number of resident construction and does not resemble the original proposal. With that said, this project is not acceptable, considering the negative impact it will have on the Spurwing Heights residents. This project, along with the new Fairborne subdivision already under construction, the new Rock Harbor Church, the new Townhouse project located next to the new church, the new Costco, as well as the Linder Village located down the road, results in a very negative way to the existing residents in Spurwing Heights. The proposed Modern Craftsman proposed project represent the following negative impacts the the residents of Spurwing Heights: * Heavy traffic to do the number of additional traffic resulting from this high density project. * Additional crime due to the transient population within this high density project. * Negative impact on the property values of existing homes within Spurwing Heights. * Additional noise associated with this high density project. * Additional COVID-19 risks to the residents within Spurwing Heights, due to a high density population. Social Distancing has become the “new normal”, which will become more difficult to comply with when adding high density housing to the many other new construction projects as outlined above. * Additional vehicles for the Modern Craftsman project will bottle neck existing traffic coming in and out of Black Cat and Tree Farm roads. Between additional traffic from this new project, the church, the Fairborne subdivision, and Spurwing Heights subdivision, backups can be expected. * Inability to control the population the the Modern Craftsman, using the common area (small park & pond) within Spurwing Heights subdivision, which is paid for and maintained by the residents of Spurwing Heights. Recommendation: * Reduce the number of units within the proposed Modern Craftsman project. * Modify the project to eliminate all carports, and replace with garages. * Eliminate the project, change the scope, and consider 55+ housing project. * Terminate the proposed Modern Craftsman project on the old Tree Farm site, until all concerns are addressed and mitigated to the satisfaction of the City of Meridian and Spurwing Heights residents.
