On behalf of our client Idaho Central Credit Union we are issuing this re-submittal package for the ICCU
Ten Mile Branch at Ten Mile Creek for your consideration. With this re-submittal we have provided a
revised site and building design that we believe addresses the prior concerns of the City of Meridian as it
applies to the modification to the existing development agreement for Ten Mile Creek Subdivision to
allow for the development of a financial institution with drive-through lanes.
Included in this resubmittal deliverable package:
• Concept Site Plan
• Concept first floor plan
• Concept second floor plan
• Concept perspective Renderings
• Existing and future building concepts for the Ten Mile Interchange Area provided by Brighton
Corp.
The proposed revised ICCU Ten Mile concept plan depicts a 19,200 sf two-story building with drive-thru
lanes located on the south side of the building adjacent to the street setback along W.Ten Mile Rd.
Shared parking has been located to the south and east side of the building.The site plan provides
sidewalks connecting the main building entrances to the public sidewalks along Franklin and Ten Mile.
The multi-story buildings height exceeds 30' and the design is consistent with the 40%of the linear
dimension of the street level frontage being windows or doorways.The primary frontages of the
building is placed along the landscape buffer setbacks along Ten Mile Road and Franklin Road and meet
the minimum requirement of 40%of the buildable frontage of the property shall be occupied by
building facades

We have coordinate with Brighton on the existing and future exterior material palette for this area and
have provided exterior materials for this building that are consistent with the information provided by
Brighton. Our concept design provided a masonry base at the ground level with EIFS at the upper
portion with ample glazing area at all elevations. The stair towers consist of a mixture of masonry base,
masonry vertical elements, large areas of glazing, EIFS, and metal panel at the roof line.The covered
entryways consisting of masonry columns and a metal panel roof line.
