Hello
I am a homeowner in Spurwing Heights. I am unable to attend the public meeting on 5/21 and the HOA provided this
email for comments.
I have several concerns with the suggested plan:
- With the future development of the Fairbourne subdivision at Black Cat @ Chinden there will be a significant
increase in traffic. I believe this will around 176 future single family homes. I do not know if there will be a traffic
light at Black Cat to accommodate this; which may lead to more traffic along Tree Crest Drive that separates the
current Church development area from Spurwing Heights.
- Property values negatively affected with multi-family development adjacent to the existing Spurwing
development. Many residents purchased homes in Spurwing due to the amenities, quiet atmosphere, quality of
life and with all intent that property values remain stable at a minimum. They have a vested interest in their
homes and property. Those directly on Tree Crest Drive would be most likely be adversely affected.
- What would be the expected property tax generated from this plan vs single homes, small commercial upstart
business?
- A review of the blueprint does not seem to identify much public space for the development given the number of
proposed residents – ie park, play grounds. It is quite likely some of these residents will overflow to the public
area currently enjoyed and supported by the residents of Spurwing Heights.
- I believe a scaled back plan for the 55+ age group would better fit into the demographics of the area. There are
many retired families that chose Spurwing for the items listed above.
- Since there is no small retail/commercial businesses within a few miles; a coffee shop, restaurant and similar
would be beneficial and likely welcomed.
