How is that transition back? Thank you for the response. We did not intend to resubmit as we were able to provide you with the open space exhibit demonstrating compliance. We understand that the recommendation for approval would come with a condition that our pre-plat must align and have the same open space. Will you need a revised submittal to notice the meeting and finish your staff report? As we currently meet the open space requirement, we do not intend to build the pathway. We understand your thoughts on the strip south of Lot 37 so we re-calculated to check things. If we lose the 2,022 sf for that strip, we are at 55,010 sf total qualified open space. Which puts us at 10.3% with the subtraction of hwy 16 areas from our total acreage for the subdivision. With the subtraction of McFadden drain area, were at 12.5% qualified open space. Please let me know what we need to do to stay on track with the May 21 hearing date. If we need to discuss on the phone let me know what a good number is to reach you at and we can discuss. I did get the revised open space exhibit you submitted on 4/24. Questions: Are you no longer proposing a loop pathway through the common area to the drain and around through the street buffer along future SH-16 to Street E? If not, you can’t count the strip of landscaping on the south side of Lot 37, Block 2 toward linear open space because it has to have an access at each end per UDC 11-3G-3B. McDermott Rd. (on the Spriggel parcel), Item 5.1.10. In our role working for IAG on the Chukar Ridge Sub (Spriggel) pre-plat, we have been in close contact with ITD regarding the planned Highway 16 project. They have provided us with some information that I think affects our ability to install the walk in question. As you can see on the attached, approved ROW plans, topo survey, and the email below the walk on the west side of McDermott is problematic. We are struggling to determine an alignment of the walk that allows for the planned ACHD road and the ITD ROW. Based on the email from David Baker with Jacobs, ACHD does not intend to have a sidewalk on the west side of McDermott. I would like to ask for your input on this item and guidance on how you think we can resolve the city required walk. This TS was developed through our coordination with ACHD. We are currently working on a Cooperative Agreement with ACHD that will detail, among other items, what will happen to McDermott Road along the SH-16 corridor. The current path forward is that ITD is purchasing the prescriptive ROW to McDermott C/L and intends to deed back 30’ to ACHD (west side only). Their current prescriptive at this location is 25’ (west of McDermott C/L). As you can see from the TS, a rural section with drainage swale is anticipated. Our understanding is that ACHD does not intend a sidewalk on the west side of McDermott. Regarding the Noble Lateral, it is currently piped at this location and I believe that the pipe is located immediately outside what would be the new 30’ west ROW, however, we do not have a surveyed location of the pipe. Do you have this information? PAC is acronym for Purchased Access Control. This line limits access to SH-16 except at designated points of access such as Franklin Rd, Ustick Rd, US 20/26 & SH-44.
