First, thank you for taking the time to read every comment that is sent, and making decisions that benefit everyone. My family moved to the Landing Subdivision in December 2019. We love our home built by Stetson Homes, and love the neighborhood. When I was walking through the home before signing with a member of the Stetson staff, I asked about the cul de sac at the end of Joshua Street, and learned that they eventually hoped to add more homes there. I am not concerned with homes being built, but somewhat concerned with access. There is a curb cut on Linder Road at Joshua Street. Upon reading the ACHD Staff Report dated April 7, I do not see if they are allowing the emergency access curb cut to become permanent access. It may be in there, but my quick read through could not tell. I would like to see Joshua Street connect to Linder Road. As it is now, my neighbors, and those who move in the new homes if approved and built, have to wind through the subdivision to get to their home. This is not about added traffic in front of my house, but the added traffic I caused to those long before me. To get to my home, I have to drive south past the curb cut, turn left on Gander, then left on Otter, then left on Tylee, and then left on Joshua. Between these turns there are near 90 degree curves. it is a lot of twisting and turning through a residential neighborhood. More people, more cars, more opportunity for accidents. If ACHD will not allow access to Joshua Street permanently, I would like to propose access be granted for construction traffic during that phase of development. Certainly allowing cement trucks and other construction vehicles to that area would be possible. Not only do I not want to see the vehicles have to wind their way through all those curves and turns, but the neighbors on the other streets, and the construction workers all benefit. Something similar was just approved on Locust Grove for temporarily allowing construction traffic access. I hope this can happen for this project. Lastly, if access cannot be permanent from Joshua Street to Linder Road, is it possible to add a NO OUTLET sign? Once a car turns on Tylee, they are essentially on a dead end series of streets. Once vehicles turn on Tylee, they will enter an area of 40 building lots and one exit. It really becomes one giant cul de sac. I have personally witnessed multiple cars drive down the street, find the dead end cul de sac, and return back out. At the very least, a sign may save some of them time looking for Linder Road. This became much longer than intended. To summarize, we look forward to additional new homes by Stetson Homes in this neighborhood, but hope the city and ACHD can work together to improve access, alleviate construction traffic, and if nothing else, sign the area to prevent unnecessary traffic.
