Broadway, Suite 102 Meridian, ID 83642 Re: Certificate of Zoning Compliance Belltower Park — Lot 2 Dear Planning Staff; Belltower Park Subdivision is an office complex in an existing subdivision located off Ten Mile Rd. and McMillian Rd. The subdivision is partially built and has recently received final approval for additional subdivision lots. Lot 2 is one of the newly approved building sites. The entire site has already been approved through the previous Design Review process, which included all civil drainage, overall site design, landscaping, and other items associated with building sites. The existing buildings, which have been approved, are similar to the proposed project. The project is a 3,713 square foot office building utilizing similar colors, roof lines, and elevations to the existing buildings. Internal roads and parking currently exist, including partial curbs, stubbed utilities, and the like. The project will include minimal additional landscaping around the building, pedestrian walkways, and the building itself. While the wall fagade modulations, stone accents, various fenestration assemblies, etc. fit within the guidelines of the Meridian Design Manual the narrative below will describe how the proposed building addresses each of the various aspects of the building. 1. Architectural Character: a. Facades — there are enhancements such as changes in plane, including a recessed entry, large windows, and pop outs. b. Fenestration — Large windows are integrated into the building design and provide an open perimeter with natural light into each office. c. Roof Lines — Roof lines are formed with varying angles and peeks ranging from 10'- 1" to 22'-11 ". d. Material & Pattern Variations - The majority of the building exterior is stucco with rock/brick material as accent on the lower portion of the building. e. Building Lighting — The building will include perimeter lighting similar to the existing buildings. 2. Color & Material: a. Color & Material - The color and material of the building is in line with the existing buildings, with variation in color and stone accents. b. Visual Variation - A mixture of stone and stucco, combined with earth tone colors and accents provide an attractive building with variations in texture, color, and materials. The site design consists of 8 parking stalls on the west side of the building and 4 parking stalls on the south, including overflow parking in the adjacent parking lot. There are two handicap stalls in the existing parking located in the front and south side of the building. c. Overflow - The parking was designed to connect into the balance of the complex with parking stalls to the South side of the building. There is also a common access drive which leads to adjacent parking. d. Access — to the west of the complex as already established. e. Signs - The subdivision has an existing single monument sign that will continue to be utilized. It is anticipated that at some future date application for an additional monument sign will be made. f. Lighting — The parking lot has established lighting on the east portion of the site. Additional lighting has already been stubbed. One additional location on the southeast portion of the parking lot adjacent to the building will be installed with this building. 4. Pedestrian Walkways: a. Sidewalks — a concrete ADA pedestrian sidewalk will connect the front of the building to the northeast parking lot. There will be two additional concrete sidewalks added to private side entrances of the building and the back patio. 5. Rubbish: a. The site has an establish rubbish bin location on the far east of the adjacent parking lot for use by all office buildings. 6. Mechanical Equipment: a. All ground level mechanical equipment shall be screen by shrubs. 7. Previous Approvals: a. Belltower Park Subdivision just completed a subdivision plat approval process.
