the preplat and landscape plan should show it...the architects site plan for the apartments may not have it
updated (he was very slow and grumpy about making our changes mostly on that west side of apartment
parking lot). 2 out of 3 isnt bad :) it is our intent to build it.

Pathway along Ten Mile looks great, but I do want to make sure we have a 10’ connection along Waltman to
connect the new pathway segment across the bridge to the east.
The landscape rendering depicts this perfectly, but I didn’t see it on the site plan – unless it’s part of a separate
project for the roadway.
Please confirm that you’re aware of this requirement.

The following will be required for development of the proposed project:
CONDITIONS OF APPROVAL - PATHWAYS
1. The project developer shall design and construct a multi-use pathway consistent with the
specifications set forth in the Meridian Pathways Master Plan (Chapter 3). Proposed location
of pathway on west side of the Ten Mile Drain is acceptable to the Pathways Project Manager.
Project Developer shall also provide a pedestrian bridge crossing of the Ten Mile Drain to
connect with proposed future pathways to the east.
2. Prior to final approval, the applicant shall submit a public access easement for a multi-use
pathway on the west side of the Ten Mile Drain to the Planning Division for Council approval
and subsequent recordation. Additionally, applicant shall provide 10’ pathway (concrete
sidewalk) along south side of Waldman St (from the east entry road, across the vehicular
bridge) to establish a connection between the new segment of Ten Mile Pathway and existing
pathway to the north. The easement shall be a minimum of 14’ wide (10’ pathway + 2’ shoulder
each side). If a portion of the pathway lies within the public ROW, a narrower easement may be
dedicated as long as the 10’ pathway width is accommodated. Use standard City template for
public access easements. Easement checklist must accompany all easement submittals.
3. Construct multi-use pathway per typical paving section(s) shown in the Meridian Pathways
Master Plan Chapter 3.
4. The owner (or representative association) of the property affected by the public access
easement shall have an ongoing obligation to maintain the multi-use pathway.
5. 6’ high open vision fencing shall be installed between pathways and (live) water irrigation
canals and laterals as detailed in the Meridian Pathways Master Plan, Chapter 3, page 3-5. All
other fence details per UDC 11-3A-7.
6. Should any discrepancy exist between these conditions and the requirements of the Nampa
Meridian Irrigation District, the developer shall work with Pathways Project Manager to achieve
a pathway design that meets both City and irrigation district objectives.
