The subject property is comprised of two parcels at the northeast corner of Ustick and Black Cat Roads in Ada County. The northernmost parcel is presently +/- 8 . 1 acres, while the southernmost parcel is presently +/- 73 . 3 acres . Both currently carry the Ada County Rural - Urban Transition ( RUT) zoning designation .
