Access/Stub Streets: Extend existing stub streets at north&east boundaries in accord w/UDC 11-3A-3; include access&circulation plan Waterways/Floodplain/Topography/Hazards:The Creason Lateral runs along southern boundary, comply w/UDC 11-3A-6; depict easement on site plan History: NA Additional Meeting Notes:The site is located outside of Fire Dept. response times, building will need to be sprinklered ■ Annexation with R-15 zoning consistent with MDR FLUM designation; public education institutions are a principal permitted use in the R- 15 district when the use complies with the specific use standards listed in UDC 11-4-3-14(the project complies with these standards) ■ Comply with the dimensional standards for the R-15 district in UDC Table 11-2A-7 ■ Off-street parking is required at a min. 1 space per 400 s.f.of gross floor area—however, parking should be provided as needed for the use to prevent overflow parking in adjacent residential neighborhoods and along the arterial street—include analysis(i.e.#of staff, students driving,visitor parking,etc.) ■ Comply with parking lot design standards in UDC 11-3A-19B.3 and pedestrian walkways in UDC 11-3A-19B.4 ■ Fire access is required around building or all portions of the building shall be located within 150'of a paved surface as measured around the perimeter of the building per IFC 503.1.1. ■ Coordinate w/Lieutenant Harper in PD in regard to school safety design; provide an AED in nurse's office ■ Consider noise abatement within buffer along McDermott Rd.to future SH-16(i.e. berming, landscaping, etc.) ■ The hard-top play area needs to be capable of holding 80,000 lbs.for a fire turnaround Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
