Hi Sonya, Based on the proposed configuration of Centrepoint Way I don’t believe Della could be designed to intersect Centrepoint Way while meeting our design standards. Particularly the minimum centerline radius of a curve and minimum tangent length approaching an intersection. However, we had originally discussed shifting (or beginning to shift) Centrepoint Way as part of this development. The applicant was able to provide a concept for the Wong parcel that would connect Centrepoint Way to the north while meeting our policies. As everything could be done meeting our policies, we couldn’t require it to be redesigned. However I believe that if City Council would like Centrepoint Way to begin its shift to the east with this development, it can be done to meet ACHD standards. Likely making the configuration of a Della/Centrepoint intersection feasible. I hope I am understanding and addressing Commissioner Cassinelli’s concerns. However, when Centerpointe is extended in the future, Della and/or Jasmine could be designed to intersect Centerpointe outside of the "S" curve at a 90 degree. There are MANY examples of collectors that have bends in them with intersections. Additionally, could Centerpointe be designed to have less of an "S" curve? This might mean intersecting the plat for the multi- family. However, as Centerpointe is laid out now, it pretty much splits the Wong parcel down the middle while preserving ALL of this applicant's multifamily parcel. As long as Centerpointe has to curve to be connected to Wainwright, shouldn't that "burden" be shared by both parties and not all by any future development on the Wong parcel? The way it is laid out does not seem fair. Would you mind checking with Austin as to the possibility of this in the future? Hi Sonya, The spacing between Della and Jasmine can be constructed to meet the 330-foot requirement on Centrepoint Way, that isn’t the issue. My largest concern was the sight distance. Knowing that as Centrepoint Way is extended to the north it will have to make a substantial jog to the east, an intersection near the northern portion of the Wong property would be on the inside of a sharp curve. To see approaching vehicles, drivers would have to look far over their shoulder, looking behind them. Even with proper easements in place to ensure site lines it is a troublesome scenario and would create a situation I did not feel was safe. Hopefully that helps explain where I was coming from.
