ARCHITECTURAL STANDARDS NARRATIVE
Architectural Character
1. Cohesive Design
a. The design meets these requirements by providing an open design for the building and site. It
provides large opening views through the use of large sections of storefront but not so much
that the building becomes a glass block. It also incorporates brick, manufactured stone, and pre-
finished steel. All these exterior materials play a role in enhancing the design of this unique
building. The site is open and easily navigated by pedestrians. Sidewalks, trees, sod areas and
other vegetation populate the design. The design features unique yet cohesive facades to bring
interest to the entry and main views from Linder Road.
2. Building Scale
a. The design features several scales for different purposes. The entry features pedestrian
elements that then bloom into a grand scale as they fully enter the building. The building is one
level, but it incorporates a large-scale roof and clearstory window design to give the building a
sense of presence in this new development.
3. Building Form
a. The building has several plane changes, both vertical and horizontal, to break up the façade
and provide opportunities for natural lighting. The building design incorporated a stone wainscot
and a stone sill that acts as a base for the other materials to build off of. The roof is broken up
into several roof slopes, styles, and elevations to bring interest and provide natural lighting
opportunities.
4. Architectural Elements
a. The building design has several different exterior materials that are used to create scale,
emphasize building orientation, and provide a pedestrian-friendly feel. We have provided screen
walls that match the design of the building and remove the visual distractions of mechanical and
electrical components.
5. Materials
a. All materials are designed to be durable. Additional architectural details also improve the look
and longevity of the material. All materials feature a natural tone. Even though the stone and
brick are veneers, we have incorporated this same material on the inside to give the feeling of
strength, traditional building features, and connect the interior with the exterior.
6. Signs and/or Lighting
a. The current design incorporates only signage on the building. Monument signage near the
entry point will be submitted later to the city for approval. All lighting will be energy-efficient
LEDs. Lighting elements will match the design intent of the building.
Parking Lots
The parking lot meets all the requirements for the city.
Pedestrian Walkway and Facilities
Pedestrian walkways are easily navigated across the site.
