Annexation of 15 acres of land with an R-8 zoning district and a preliminary plat
Project consisting of 65 residential units, 7 common lots, and 2 other lots on 13.9 acres of
Description land in the R-8 district.
Applicant Pinnacle Land Development LLC
The Idaho Transportation Department(ITD) reviewed the referenced alternative compliance, annexation,
zoning, and vacation applications and has the following comments:
1. This project does not abuts the State Highway system.
2. The City is reminded that the US-20/26 corridor is already congested. This project will increase
the number of vehicle trips in the corridor. As the City continues to add additional trips to the
corridor through development, the congestion will worsen until the roadway system is ultimately
overloaded and fails. ITD has a project programmed for 2021 that will construct widen US-20/26
and install a traffic signal at US-20/26 and North Black Cat Road that will help to relieve
congestion at that intersection.
3. Idaho Code 40-1910 does not allow advertising within the right-of-way of any State Highway.
4. The Idaho Administrative Procedure Act(IDAPA) 39.03.60 governs advertising along the State
Highway system. The applicant may contact Justin Pond, Program Manager for ITD's
