Subject:Brody Square-Qualified Open Space
Hi Keith,
Please revise the open space exhibit(attached)to only include"qualified"areas per the standards listed in UDC 11-3G-3B;the areas that are crossed out do not qualify-please exclude these areas&provide detailed talc's.
Also, will the pond have a permanent water level and/or will it be a holding area?It can comprise up to 25%of a required open space area when it's developed with at least one site amenity;how much(%)of the common
area consists ofthe pond,is it over 25%?1 see that you're proposing a shade structure and"site furnishings"...can you provide a detail for the shade structure and define what the site furnishing consist of?If a picnic area is
proposed,it needs to have tables, benches and a shade structure to count as an amenity per UDC 11-3G-3C.
If you have any questions, let me know.
Thanks,
Sonya

Sonya,
Originally,we did analyze this.Ultimately,it only benefited(slightly)a few lots...maybe even just one(#40)from the standpoint of connectivity. The negative was that the pond became long and skinny in order to give the
path enough room with a buffer to the lots while still having some nice landscaping. In the end,we liked being able to create a secondary experience while maximizing the year round landscaping behind those view lots.
Happy to discuss further if you would like to.

Is it possible to put a pathway in the linear open space from Avilla Dr.around the pond to the amenities?I think connectivity is important so the pathway isn't just a dead-end...thoughts?
