Lanark St., Meridian Idaho. Currently there are two lots, however the owner is going to consolidate this into one lot, creating a lot line adj ustment As per discussion with Bill Parsons, this parcel of ground the two lots is in two different subdivisions. The west lot is in the old Seyem Subdivision, and the east lot is in the new Seyem subdivision. The west lot has a 10 ft. landscape setback off E. Lanark St. and the east lot has a twenty ft. landscape setback off E. Lanark St. We are proposing to have both lots be at the 10 ft. landscape setback. We are requesting an Alternative Compliance requesting al ft. landscape setback across the entire new lot when we remove the lot line. We are proposing to make up the difference off N. Truckee Ave., so we are proposing to provide a total of 30 ft. landscape setback off N Truckee Ave., which it's only required to have a 10 ft. landscape setback. This will make up for the 10 ft. landscape setback we lose on E. Lanark St. We hope the Planning Department will approve of this Alternative Compliance Request. Lamark St., Meridian Idaho. At this time there are two lots, however the owner is going to consolidate this into one lot, creating a lot line adjustment The building itself will consist of Tilt -Up Concrete walls painted with a text coat finish. The roofline will incorporate a roofline variation as well as the Front, which will incorporate modulations that contribute to the development of aesthetic building design. The roof will be a single ply TPO roof system, white in color. The front of the building will also incorporate steel canopies which will help in the look of the building as well. The building colors will be a mixture of three different color scheme. The rear of the building will have dock high doors and grade level doors. The site plan, will have a good mixture of landscaping, paving and building for the overall coverage of the site, This site will have the required parking out front, along with two accessible parking stalls. The proposed 30'-0" high facility is well under the allowed maximum height and the facility is situated such that it complies with the setback requirements for the I-L Zone. We have shown landscaping to enhance the building design which will be consistent with good practices and will have a variety of plant materials. The landscape plan will have similar soft and hard surfaces as the existing surrounding buildings. The site lighting will be done with lights from the building. All wall mounted exterior light fixtures which will transmit the light downward towards the parking only. We hope this project will be acceptable to the planning department. We feel that this new building will add to the quality of architecture and distinctiveness of the area, also fit the needs of the owners. With varying building materials, varying colors we feel the beauty of the building is well within the guidelines as requested in the Meridian Design Manual.
