Final Plat
Written Narrative
AMH Burlingame Development TRS , LLC , requests approval of the final plat for Burlingame
Subdivision No . 2 , consisting of 45 single -family residential lots , 1 common driveway lot and 9
common lots on 10 . 49 acres in an R- 8 zone . Burlingame Subdivision No . 2 is located northwest of
the intersection of W . Cherry Lane and N . Black Cat Road and south of Turnberry Subdivision .
The gross density of the final plat is 4 . 29 dwelling units per acre , with a net density of 6 . 74 dwelling
units per acre . The minimum lot size is 5 , 504 square feet , with the average property size being
6 , 463 square feet . Landscaping provided with this phase is 1 . 83 acres , or 17 . 4 percent of the site .
The qualified open space equates to 1 . 59 acres , or 15 . 2 percent (excludes end-block landscaping
lots) .
The property was originally annexed and zoned in 2006 (AZ- 06 - 018 ) with a preliminary plat known
as Incline Village Subdivision (PP - 06 - 016) ; a development agreement was approved as a condition
of annexation and recorded as Instrument No . 106151230 . The housing market took a drastic
downturn and the project did not develop . In 2017 , a development agreement modification was
approved and recorded February 14 , 2018 , as Instrument No . 2018 - 014051 .
On November 20 , 2018 , a revised preliminary plat and rezone to R- 8 were approved by the
Meridian City Council and the property was rezoned under Ordinance No . 18 . 1800 . An addendum
to the development agreement was recorded as Instrument No . 2018 - 119406 , records of Ada
County , Idaho .
The final plat of Burlingame Subdivision No . 1 was originally submitted with 31 single - family
idian Public Works , it was determined only 291ots could be
lots . However , after review by Mer
provided with adequate fire flow . Therefore , the final plat and construction plans for Phase 1
were modified to reduce the number of buildable lots to 29 . The total buildable lot count for
Phases 1 and Phase 2 is 74 lot, s as approved .
All proposed streets will be public with a 5046ot-wide right- of--way and a 33 - foot street section
from back of rolled curb , with 5 - foot -wide attached sidewalks . The applicant is providing
pathways along the easterly and northerly boundaries of the property .
The final plat of Burlingame Subdivision No . 2 is in conformance with the approved preliminary
plat and meets all requirements or conditions thereof. The final plat conforms with all requirements
and provisions of the UDC and was prepared in conformance with acceptable engineering ,
architectural and surveying practices and local standards .
