Re: Design Review Narrative for Everest Surgical Institute
To Whom It May Concern,
Attached please find application materials for a new commercial project located
at 2960 South St. Lukes Street – Lot 2, Block 1 Mystery View Subdivision. The
proposed project is a 15,800 square foot building for a surgical center with
related medical clinic offices for the surgeons who utilize the surgery space. The
building is located within an existing office subdivision with a bank to the east,
and an office building to the south. The access to the property is through the
existing parking areas of those two facilities via a shared access agreement.
The site has been laid out similar to the neighboring building to the south with the
structure in the center and parking on all four sides. The site layout will be
cohesive with the surrounding buildings by providing similar vehicular access and
adequate emergency circulation around the entire site. The building is designed
with a prominent entry and waiting room feature at the southeast corner of the
building that is oriented to the public way at a visual corridor between existing
buildings facing S. Allen Street to the east. The other main feature of the site
layout is the porte cochere vehicle drop off area for the surgical portion of the
building.
The building mass has been designed as a relatively simple rectangle that has
been enhanced with a large volume at the main entry that is highlighted by an
intersecting masonry accent wall that rises from the building as a backdrop for
signage. The length of the building includes several different steps in elevation,
changes in wall plane and canopy projections at entrance points and south facing
glazing. These changes in elevation and relief in plane are complimented with a
change in building material which gives each different mass a sense of thickness
and depth. The materials proposed on the building include two different types of
metal wall panel with deep shadow lines, a wood pattern laminate wall panel, and
ground face concrete masonry units. The accent trim on the building is proposed
to be pre-finished metal, and the building includes extensive use of aluminum
storefront fenestration with a clear anodized aluminum finish.
