So, this is what I understand: (correct me if I’m wrong)

In the 1 phase, a buildable lot (Lot 8, Blk 4) was converted to a common lot for drainage resulting in 1
fewer buildable lot & increased common area than approved with the PP Correct. A buildable lot was
converted to common area (5,490 sf). Additionally Lot 1, Block 5 (6,575 sf) was shown as common area on
the preliminary plat but is buildable on the final plat as noted in my initial email response. Phase 1 nets no
change in buildable lots from the preliminary plat and nets 1,085 sf loss (6,575-5,490=1,085) in common
area.

In the 2 phase, Lot 40, Blk 5, a common lot, was converted to a buildable lot; Lot 23, Block 4, a
buildable lot, was converted to a common lot; and Lot 16, Blk 4, a common lot, was converted to a buildable
lot, resulting in 2 additional buildable lots and less (?) common area than approved with the PP. Correct.
Lot 16, Block 4 (6,299 sf) was converted common to buildable \[Common area loss calculation is performed
with 6,371 sf as this was the lot area in the PPlat. The lot area was reduced to accommodate ROW dedication
at intersection.
Lot 23, Block 4 (4,028 sf) was converted buildable to common.
Lot 40, Block 5 (7,235 sf) was converted common to buildable.
Phase 2 nets one (1) additional building lot than approved with the preliminary plat (this will be
remedied in a future phase) and nets 9,578 sf loss (7,235+6,371-4,028=9,578) in common area.
Overall, between Phases 1 & 2, there is the same # of buildable lots but I don’t know if the common area has
increased or decreased from that shown on the approved Preliminary Plat. I’m going to need an exhibit that
depicts the previously approved common area (square footage) vs. that proposed; and the # of buildable lots
shown on the PP for each phase vs. what was platted with Phase 1 and what is proposed in Phase 2 to
determine consistency of the FP with the PP. Each subsequent final plat application will need to include that
info also. Can you get this to me tomorrow (Thursday)? If not, I need to pull it from next week’s agenda.
Also, is the easement referenced in the following PP condition applicable to this phase?
1. The existing ingress/egress easement (Inst. #98106235) for W. Lazy Diamond C Lane
and an Idaho Power easement (Inst. #8958920) noted on the Gander Creek South plat
and any other easements that are no longer needed shall be relinquished and/or
vacated, as applicable, prior to signature on the final plat by the City Engineer on the
phase in which they are located. The Applicant shall submit copies of the easement

relinquishment(s) and/or proof of vacation of the easement(s) with the final plat
application as applicable.
Yes, both of the easements are applicable to Gander Creek South 2.
