every person or persons whomsoever, lawfully claiming the same. However, the foregoing
warranties and obligations to defend are limited to the extent Grantors have title insurance
overage or are entitled to claim coverage by any predecessor in interest of Grantors, if any, and

recovered from such predecessor in interest, net of any costs of recovery, including attorney fees

assigns, for liabilities, costs or expenses not covered by title insurance, if any,for amounts which
exceed any such title insurance coverage, if any, or are actually recovered from any predecessor
in interest, net of any costs of recovery, including attorney fees and costs.
