(withdrawn) Additional Meeting Notes: The configuration of the property has been verified to be an original parcel of record per UDC 11-1A-1 • Annexation w/R-15 zoning for development of townhomes at a density of 8.5 units/acre consistent with MHDR FLUM designation o Townhomes are a principally permitted use in the R-15 district o Development should be consistent with the land use, transportation and design elements of the TMISAP—application narrative &plat design/layout should demonstrate compliance with these elements. Ensure compliance with pedestrian oriented design requirements of the plan, including detached walks and parkway in residential areas. o Submit concept elevations that are consistent with the design standards in the Architectural Standards Manual &the TMISAP (may submit Design Review application for approval of elevations if the design is final and not conceptual) • Preliminary plat to subdivide property;comply with dimensional standards listed in UDC Table 11-2A-7 for the R-15 district o Comply with the subdivision design&improvement standards listed in UDC 11-6C-3C o No issues with sewer per PW Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
